    As part of the Stokes Park Proposal presented to the community earlier this month, the WCO President promised to present real estate comps to back the potential for selling the Stokes Avenue Property. 

    The report was compiled by Westview resident, Realtor with Coldwell Banker Residential Brokerage Atlanta and former WCO Executive Board Member Orlando Hartwell.

    From Orlando: "Here is the preliminary comparative market analysis (cma) The numbers are kind of all over the place. I narrowed it to within a mile radius of the subject property and roughly around the same or similar square footage. When it comes to raw land there are a few variables to be considered; the location of the lot and its desirability. With that said. There are 3 active properties and one under contract. The average asking price is 134,000. However there have been 2 closed properties with an average sales price (in the last 6 months) of 96,000. Taking into consideration the specifics of the property I would  put the value around about $120,000 dollars."

    The SXSW Candidate Forum is a joint initiative of NPU-I, NPU-S, NPU-T and NPU-V. The forum is an opportunity to hear the positions of GA House Candidates from District 56 and 57. The forum is a non partisan enterprise. All qualified candidates were invited to participate. Each candidate will be asked the same questions and given the same amount of time to give answers. Questions were submitted by members of the participating NPUs.

    At the May 4, 2020 WCO Virtual Meeting a proposal was presented to regarding the state of the community finances. WCO President Jason Hudgins proposed that the community take the following steps:

    1. Sell the property known as Stokes Park at 1556 Stokes Avenue.

    2. Use the proceeds to endow the WCO to eliminate the short term need for fundraising in the Post COVID-19 environment.

    3. Use the proceeds to fully realize the potential of the community garden located on South Gordon.

    4. Complete the longstanding community goal of creating a community 501c3.

    The text of the proposal is attached. The board asks that all comments and questions be submitted in writing  by May 28th to President@westviewatlanta.org so that they can be compiled into one document, answered and disseminated to the community. The community will take 30 days to comment and discuss, the June 1 WCO meeting will be reserved to discuss this proposal.

    In an effort to ensure that Atlanta’s senior population is included in virtual meetings, NPU University is hosting a virtual class for our senior residents this Thursday, April 23rd at 10:30 a.m. The meeting will be easily accessible for all residents with or without internet access, including those who have landline phones, classic flip phones, smart phones, laptops, tablets or computers.     Our goal is to make the concept of virtual meetings less intimidating for seniors, dispel the myths about virtual meetings, and show seniors how they can stay connected to their communities and participate in the civic process while sheltering in place. We will explain to seniors how virtual meetings work, and take the time to answer their questions.

    While some have expressed concern that virtual meetings exclude seniors, we believe meeting virtually is actually more inclusive, since residents who would not otherwise have an opportunity to attend neighborhood or NPU meetings can now participate without leaving their homes. This means that seniors who don’t like to go out after dark, seniors without transportation, seniors who are homebound or have difficulty getting around, or even seniors who care for grandchildren can now attend NPU and neighborhood association meetings and stay connected to their communities. Since nearly all seniors have telephones, virtual meetings give NPUs the opportunity to reach more seniors than ever before. It isn’t the same as meeting in person, but it can get us through the stay-at-home orders until we can come together again. If you know anyone who would benefit from this meeting, please share this information with them.     Due to the ongoing Covid-19 Pandemic the Westview Community Organization will not meet in person until the health crisis has passed. Until we can resume the normal in person meetings we will continue virtually via ZOOM. We are using this system because it allows for interaction as well as gives us the ability to take attendance virtually.
